We would like to make the buying process as short and as easy as possible for you, as we would  assist you in any possible way.  However, there are few things that you need to know before making the purchase:

• First of all, according to the Bulgarian legislation any foreign citizen or company that wants to buy land in the country, needs to have a Bulgarian registered company.
• The registration of a company is a fairly simple process, that would take few days and would cost you about 600 EUR. Of course, our lawyer would take care for all the details.
• When you have found the property that suits your needs, you would be asked to pay a deposit fee that would reserve the property for you, thus avoiding that it would be sold to somebody else. This deposit fee varies depending on the selected property and is usually 10% of the purchase price. It is normally deducted from the total amount to be paid after the purchase takes place.  A preliminary purchase contract is to be signed, as it stipulates all the specific payment conditions and other conditions  for the selected property.
• After your new company is registered and you have signed the preliminary purchase contract the actual purchase deal is made before a notary, who is a state representative taking care that all the conditons of the deal are as per the Bulgarian law.
• The state fees for the purchase of real estate properties are amounting to about 4% of the value of the deal.
• Viewing trips can be organized upon request. The viewing trips would include pick-up from Sofia airport by our car and tour of the selected properties accompanied by an English speaking employee of My Bulgarian Dream Home. The cost for one day viewing trip up to a distance of 70 km is 70 EUR. This cost does not include flights, accomodation and meals, but of course we would be pleased to help you with the reservation of hotel rooms and the selection of the best restaurants in the area.
